Based on putting a well worn 89 under contract (that failed the sea trial) and 
then purchasing the pristine Alera I think that the boat you are describing 
should be priced out at around 80-82k.  But I'm no broker.

The things that would cause me a great dal of concern is that any intrusion 
into the hull or decks is, as I understand it, are located by moisture tests.  
And with the boat sitting on the hard that long it's seems to me that it may 
well have dissipated.

Rigging and full mechanical inspections are essential, in addition to the 
survey.  And there are surveys and then there are surveys!  The one I had done 
on our old 35 MK 1 was totally comprehensive with tons of pictures and a 
description of everything on the vessel not 100%.

The one for Alera was a summary and superficial.  But I had a high comfort 
level in the boar and the surgery was done by Gert Teil, I figure it was ok.

Still, no sea trial seems like a huge chance.  But getting a 37+ is sure worth 
the effort, expense and risk.
