Re escrow. When I bought Indigo it was on the hard and winterized. I had it 
surveyed on the hard. My broker arranged for a significant amount of the 
contract amount to be held, I think by him or perhaps with an attorney, until 
the spring when we could splash and test out the engine / transmission / 
instruments etc. Upon successful test the money was released to the seller. So 
while I was committed to the boat upon closing had there been something wrong, 
I would have had the money to fix it from the escrow account.
