It might be that this option is only aviable in the currents CVS, or the 
1.9.0.RC. lavplay --help does not show the option ? That it was made 
aviable after the 1.8.0 release. I found changes in the CVS that were 
made right after the release.

Get a driver that is able to do mmap playback. Or try to use a 
mjpegtools 1.9.0 release candidate.
