Following on from my testing this weekend I have come to the conclusion that the wiring of the extensions in my house is well bandy..... Using the Test Socket my connection went up from 4Mb (Max over Ethernet) to 7Mb (Max Over Ethernet) Changing the profile through Be's website gave me another 1Mb Removing Annex M (ADSL2+ Max for more upload speed) got be up to a whooping 12Mb down and 1Mb there or thereabouts up. So for now I'm just going to pull the extensions and get DECT phones :)
