You MUST get your own survey - not rely on one done for the owner. A friend of mine relied on a survey done by a broker/owner of a Choy Lee. Bad mistake. The surveyor "missed" some really big and expensive items. Definite conflict of interest. You don't know what instructions the owner gave to the surveyor - and I suspect that you as a buyer would have no recourse against a surveyor who was not contracted directly by you
