Note that this really looks like a problem in your DITA document. I
mean, something like the following topicref your DITA map:
<topicref href="sysadm_variables.xml"/>
where file "sysadm_variables.xml" actually does not exist. In other
words, the error message displayed below is probably a correct one.

PS: XMLmind XML Editor v5.1.0 is pretty old now. as such, it contains an
old version of our DITA processor. Some bugs have been fixed in our DITA
processor since v5.1.0. Therefore I strongly recommend that you upgrade
to a more recent version of XMLmind XML Editor.
