Apple has a support article, just for you:
https://support.apple.com/en-us/102773

But in short, back it all up, deregister/deactivate software, sign out, update
system software, erase. The complexity of these steps depends on which
operating system you have, but 2020 puts you in a good place. You should be
able to use the Erase All Contents and Settings feature, which is pretty much
bulletproof. Just make sure the OS is up-to-date before you start, for maximum
marketability.

Backups are important. Either copy data manually or use Time Machine. The
latter covers pretty much everything, in case you forgot something. Remember
that it’s not just visible stuff you want, but possibly things stored elsewhere
in the filesystem; for instance, ~/Library/Mail contains any local mailboxes
you might want, if you’re not using IMAP or Exchange. You can always destroy
your Time Machine backup once you’re satisfied that you have everything.

And remember too that Migration Assistant can use that backup, or your existing
Mac, for restoration, which might make your life easier. Or not, as the case
may be—you might find it easier to start from scratch, when all is said and
done.

Good luck.
