What has worked for me for 8 years is to keep all Xcode versions in a separate folder. This includes the most recent one. I always download Xcode from the Apple "More Versions" page. This link is on the main download page. All of my Xcode versions are renamed to Xcode_x.x.x.app. I do not have any Xcode versions in the Applications folder nor any named Xcode.app. And I never never use the app store to download new versions.
There may be other ways of doing this but this method has never failed me. PS: Don’t forget to set your build tools via terminal.
