You're correct that the only difference between indoor=area and indoor=room is the presence of walls. That could make a difference for routing *between* adjacent areas, but shouldn't make a difference for routing *on* those areas.
Both indoor=area and indoor=room can be occupied by various amenities and obstacles which could affect routing. And those are not necessarily tagged on the element itself, they may also be a separate element, perhaps covering only part of the area or room. So, if you want to consider the impact of these ... that seems quite challenging.
