You didn't specify which yr. of 13R. But in the 2016 it talks about areas outside dwelling units in sections 6.2.2 and 7.2. 6.2.2 gives a list of allowable areas. 7.2 give you the criteria for these areas. My guess is this area is probably going to be used for storage so most likely OH1. Per 13R (2016) your limited to 500sf or less of compartmented areas with 30min fire rated construction. (7.2.4.1) My opinion would be your probably going to have to use QR sprinklers.
