I was still having some odd issues, such as freezes after compiz
--replace so I installed Openbox. Freezes disappeared.
Steps to reproduce the freezes
-while in a Unity desktop session cast compiz --replace in a terminal

The issue with nvidia+Xorg CPU usage is also discussed in bug 973506.
I am personally curious to see if the fix for bug 1007299 helps with
your compiz CPU usage. That fix won't hit quantal till at least compiz
0.9.8+bzr3265 (or later).

OK, thanks to George's tip I finally solved the problem just disabling
"tear-free" in catalyst center (admin mode) and the configuration
proposed in the workaround:
(obviously with the proprietary ATI fglrx)
1. Open Catalyst Control Center (admin mode).
2. Display Options -> Tear Free-> disabled
Again, you have to manually reinstall the ppa version, because
1:0.9.7.8-0ubuntu1.2 is a newer version than 1:0.9.7.8-0ubuntu1vvpreproposed2.
Or better said, you have to downgrade the packages by forcing them to the
version you want.

This happens not only before Unity starts, it happens a lot in cases
where switching between multi monitors.
1) Connect second(external) monitor
2) Position the outputs vertically
3) Start an application
4) Move it to area of Monitor B(below Monitor A)
