Your freshclam.conf has 'PrivateMirror disabled', so I'm a little bit surprised that it works at all. How did you point freshclam to your private mirror?

Please try this again with 'PrivateMirror <IP-adress>' and let us know, if it works.

If you want to get rid of this warning, just remove the trailing slash from the DatabaseDirectory in freshclam.conf.
