As landlords you should get as much in the lease or a building use agreement as
possible from the get go....Random sanitation and pest inspections at any time.
No trash or recycling to being left in any cans overnight to trash cans being
scrubbed out on a regular basis. Sweeping and mopping daily to weekly deep
clean. No cardboard used as storage... everything unboxed, shelved, and
cardboard removed in a timely manner. Cleaning under all fixtures. Cleaning of
dining spaces. Where their trash gets disposed of. Dictate their responsibility
and as far as pests and treatments. Any used restaurant equipment being
inspected before entry. Make a clause that if they breach any of these you
reserve the right to hire and bill them for a cleaning service or an
infestation treatment or eviction. If they will be doing catering near
galleries that is a whole different set of requirements. You, and your director
should work with your legal person and set expectations in writing. Its best to
let them know it is a museum firstly and a cafe secondly that protecting
collections via monitoring their sanitation and prevention or lack thereof will
always be an expected priority. JTV

Hi All,
The Museum I work at is undergoing a renovation. With the completion of the
renovation, we will be introducing a Café into the building. This café space
will be leased to a third party. The party will be signing a contract for a
number of years. Is there anyone in the same situation? What are your
requirements? Do you have policies put in place on what kinds of foods are
aloud in or not allowed. Cleaning requirements? Do you require mandatory
cleaning inspections? Do you require specific cleaning chemicals to be used?
Generally, any information on the topic would be appreciated.
