Hi,

Bandwidth may be a factor.  Using the Airport Utility app on your iPad or 
iPhone, go open the Extreme, go to the Wireless Connections, then double-tap on 
the various devices connected.  Devices that are further away from the Extreme 
probably will have slower speeds.  If you're seeing less then 144 Mb speeds, 
that could be the issue.  It's best to check the speed when the system is 
playing music, not when it's asleep, as they tend to have slower connections 
when asleep.  This can also be done using the Mac version of Airport Utility, 
but it is much more difficult from a VO prospective.  As a reference point for 
you, my HomePods are usually connected at a data rate of 585 or 867, which is 
perfectly fine for streaming.  I don't have a Sonos system, but when I tell the 
HomePods to also stream to my Apple TV 4 simultaneously, it seems to sync fine.

I am also using the Airport Extreme as my router, although I have two of them 
to cover the house well plus an Express for AirPlay to an older sound bar.
