| Sarah, It is worth noting a couple of things in response to your post. First, per basic economics, building more housing will tend to mitigate price increases. But even more relevant to your concern about affordable housing, Lincoln has an inclusionary zoning bylaw that requires for any large development ( more than five units) that 15% of the units be affordable under the requirements of the Commonwealth’s Subsidized Housing Inventory. So, any significant development would have a significant affordable component. Gary Taylor Sent from my iPhone They also seem to be misinformed that anything about this push for additional densely populated housing includes “affordable” housing. It is overpriced luxury housing. Period.
Sara Mattes has touched base on this before, and it’s worth repeating over and over- this isn’t something that is intended to help low income families or even people looking for housing after they retire (unless they plan on spending their life savings on rent that will likely be $4k+ a month for a 2 bedroom based on current rental prices.)
I encourage you to compare unit prices at Oriole landing and current HUD FMV for Lincoln to get an idea of how much these units will not benefit low income families. It should also be noted that according to apartments.com there are multiple openings at Oriole landing, so we aren’t even filling up the overpriced units that already exist in this town.
And as someone who has tried very consciously to rely on the MBTA for transportation- it isn’t feasible. So expect every single housing unit to need at a minimum 1 vehicle. And most will likely have 2 if they can afford these rental prices.
Since questions are being asked anecdotally, I'll answer anecdotally – I live immediately off Lincoln Road, half a mile from the train station, and I'm very much in favor of us building more and more dense housing. A big part of the reason I moved here was because I was given the impression that Lincoln was on the leading edge of building more housing than we were legally required to. It's not my dream to live in a town with a dense center, it's my dream to live in a town where we actively value alleviating a housing crisis for folks who have way less than we do.

Every single one of the apartments or condos that they build here will come with two cars. Until the MBTA actually improves service and improves the quality of the train cars themselves, there is no reason to believe more people will take the train. We should build the housing when the service improves, not the other way around.
If you wanted to live in a town with a dense center, almost every other town around here could accommodate that lifestyle. Lincoln is unique and we should keep it that way.
Also, I would be interested to know how many people in favor of this density live on major roads versus who lives on side roads.

Nobody enjoys "additional gridlock, noise, and fumes," but there is something called the greater good that asks us to think of people who need housing in a very tight market near public transportation. Eventually, this kind of housing and transportation partnership will reverse or at least mitigate the additional gridlock, noise, and fumes if it materializes. Bravo, Lexington.
