KX-T: Problem with Off Hook

Hi,
 
Have a 824 system with 16 phones, mostly models 7735 and 7736. My garage
phone sometimes goes off-hook on its own during lightning storms. Any
ideas? I have swapped phones etc to test and it is a recurring issue.
 
The KSU is mounted in my basement with surge/ups on the power and phone
lines.
