After trying a number of potential solutions from the web the one that worked advised the in ubuntu 22.04.3 kernel version 6.x.x somehow is incompatible for the build causing a mmap error while building ART. I followed their advice and reverted to a previous kernel. I selected 5.19.0-46 kernel and the build worked fine.
