I have been busting my head for this problem but to no avail, please help me out here. Basically we are inquiring for loan offers from lenders and I have the following proposal: we take 1.7 million euro as loan, payable in 60 months (5 years), and we pay a total of 413.000 EUR as a total interest; so in total, what we pay in the end is 2.113.000 EUR principal + interest. The annuities are equal across the lifespan of this payment schedule, so this should be, as it is normal, a regressive interest amount and progressive principal. After I extract the interest rate I should be able reverse the payment schedule with the usual formulas: PPMT + IPMT = Annuity, for each of those 60 months (that is, in the end CUMIPMT = 413.000 EUR). Now, I have been trying to use that RATE formula, and finally I figured it out; my problem is that it gives me an accrued interest rate. I do not want to use an accrued interest rate, this has to be the interest rate used by that lender, the interest rate from the payment schedule which we use to compute the interest in each month.
