indeed. I was going to mark this unreproducible after testing
with /bin/ls when I decided to try with xterm specifically. Then I got
the same results you had. With gnome-terminal I have even more funny
behavior, as the window appear just a second after the gnome-terminal
one.

This is because gksu cleans the environment. You can use the -k option
to keep it, but the X auth magic may not work in some cases if you do
that.
