I have made many wedding cakes and one of my teachers taught me to wait 10 minutes after removing a baked item from the oven (if it's a cake, loosen it from the edge of the pan with a spatula) then cover it with saran wrap until it is cooled down.
My cakes have always been moist doing this. You also may be baking your cupcakes too long. I hope this helps.
